You will need to make repairs, updates/upgrades, and renovations in order for the home to look desirable to a retail buyer. 

Buyers in today’s market do not want to purchase a home that looks like a fixer-upper. Buyers today want to walk in and feel right at home. The first impression will be everything to a retail buyer, and unfortunately, that takes time and potentially thousands of dollars to appeal to these types of buyers. If you decide to make these changes, keep in mind that these repairs and renovations are not going to add value to the home. A common belief is you always get the cost of upgrades back out of a home when you sell – we wish this were the case, but sadly it’s not reality!

No Realtor fees

This, in addition to any update/renovation costs, buyer inspection repairs, and closing cost assistance a buyer also requests is a lot of money that you could be putting towards your next home.  The cost of selling the traditional way is typically 10-15% of the value of your home! If you were to list a house for $100,000 this means after all Realtor commissions, fees, and closings costs are paid you will walk away with $85,000-$90,000 from the sale of your house. If you put any extra money in renovations/upgrades prior to listing your house then your ‘net’ proceeds will likely be even lower!

Following this, after all the hoops you have already jumped through, it is a waiting game to ensure the buyer gets approved for their home loan (mortgage). The buyer can back out at any time during this process, leaving you back at square one to find a new buyer and potentially having to start all over.
